Initial Meeting & The Brief

Our initial meeting at the property is to understand your brief, incl. budgets, time scale and specific requirements. We also look at any potential structural improvements to your home to see if these could increase your enjoyment of the space. After this meeting, we prepare a design and project management fees quote for you.



If our fees are agreeable, we then prepare a letter of appointment and a terms & conditions contract. We use ID/10 (or CID/14 for smaller projects) issued by the BIID which sets out both of our responsibilities. We will each have a copy for future reference.


Stage 1 - Initial Design Proposals

Once the letter of appointment has been returned to us, initial design concepts are developed to gauge your preferences. In this stage, we prepare general inspirational moodboards covering the entire project for your approval - you will receive 2-3 concepts (depending on the size of the project) for you to choose from.


Stage 2 - Measuring Up

We measure the rooms to inform FF&E sourcing and room plans at the following stages.


Stage 3 - Development of Design Proposals

Based on the concept moodboard that you choose, we then progress to a detailed moodboard for each room which starts to look at more specific fixtures, fittings and fabrics. Layout plans are also produced, incorporating budget estimates and project scheduling. You also have the option to have Photoshop visuals of the rooms. The work involved at this stage will include meetings with planning consultants and structural engineers where necessary.


Stage 4 - Planning - Where Applicable

We will attend a pre-approval meeting and then tailor plans to achieve the best result possible at the full planning stage. Once you are happy, plans will be submitted for approval (usually a 6 week process). 


Stage 5 - Furniture, Fixtures & Equipment

We will order any necessary furniture and arrange delivery for you, coordinating delivery times with the project completion date. 


 Stage 6 - Tendering & Project Management

Once we receive approval on everything, contracts can be put out to tender. Together we will choose sub-contractors based on reputation, possible timings and price. Once work commences, regular site visits are carried out to co-ordinate with building contractors, trades etc ensuring the best work possible. You can also choose to hire and supervise contractors yourself (which would not be covered by our insurance).


Stage 7 - Finishing & Interior Styling

When everything is done, we can arrange a deep clean of your home and style it for you. It is at this point that we also photograph the project for our portfolio.
